Properties in Northern Cyprus is significantly cheaper than in the South as is the cost of living. Property prices start from around £30,000 for a two bedroom apartment although there are some properties that on occasion do sell for less. Villas range from £70,000 to £350,000 and can be built to your own specifications. Property in North Cyprus has a huge potential growth value therefore boosting your hard earned savings.

There are 4 types of title deeds on offer in North Cyprus. Each title deed has a slightly different purchasing process.

A. Pre 1974 Clean Freehold Title ( Turk Mali ):
These titles are owned before 1974 ( Peace Operation by Turkish Troops made under the International agreements and law and brought the real Peace to Cyprus after the Greek attracts to the innocent Turkish Cypriots ) to either Turkish Cypriots or other nationalities except the Greeks.

They are regarded the Best and the Safest Properties because they are never been Greek and always stayed Ottoman or Turkish or Other Nationalities properties. If any agreement happens in Cyprus, then no body can come and claim anything from you at all.

B. Exchanged Properties ( ES – Esdeger Mal ):
This type of properties were Greek Pre 1974, but are the properties which are given to Turkish Cypriot people who left all their properties on the South Cyprus before 1974 just after the Peace Operation. The amount of property which is given to these Turkish Cypriots are equivalent to amount of properties they had lost in 1974. They are given the Greek properties, but they lost the same amount on the South Cyprus.

C. TMD Properties:
This type of properties were also Greek Properties Pre-1974, but occupied by the TRNC Government and then started to give them to the People came either from mainland Turkish people who came from Turkey by intention of settlement and also are given to some Turkish Cypriots who did lose properties in the South Cyprus, but occupied more properties on the North. Also the TRNC government gave some properties to Turkish Cypriots who has done long term Military Service in Cyprus.

D. 49 Years Lease Hold Properties :
This type of properties is the properties owned by the TRNC Truism Ministry, but were Greek properties before 1974. However, the Truism Ministry is leasing them to people who are interested to pay less money, but posses a property. They pay annual fee to the government and own the property for at least 49 years. After that they have a right to re extend their rental contract for another 49 years. It is about 500- 600 Sterling / Pounds annually.

Sometimes these houses are in market as resell, so you pay the Asking Price to the Landlord, then he sells you his lease and then you continue to pay annual fee to the Government.

The Houses in Karmi ( Karaman ) village are mainly Lease Hold Properties. Karmi village is located west of Kyrenia on the hillside with enormous sea views.
